Q.    Does RWM have a 24 Hour Emergency Number?

A:    No.  If you are having a medical, fire, or other threatening emergency call 911.  If you need to call the police call your local police department.  If you are having a water leak of any kind, go to the main water shut off valve (usually located at the front or side of your home coming up out of the ground with a gate valve on the pipe) and turn it to the right to shut off the water to the house.  If you are not able to stop the leak, contact a plumber and call customer service in the morning at 800 993-1146.  

If you are having an electrical problem, go to the main electrical panel (usually located outside of the house) and turn off the Main Electrical Switch.  If you are not able to stop the problem call an electrician and call customer service in the morning at 800 993-1146.  Depending on the type of emergency and the cause you may be responsible for any services you order on your own.   In some instances the landlord may reimburse you for reasonable and necessary emergency repairs. 

Q.    If there are components in my house that need to be fixed, is my landlord required to repair them? 

A:    It depends.  Some leases do require the landlord to do repairs and some do not.  Check your rental agreement to find out what items are your responsibility and what items are the landlord's responsibility.  Some items may be required by law to be in working order.   Check here to see which are required      Resources for tenants   . 


Q.    Is my credit score high enough to rent?

A:    Many people have poor credit scores for unusual circumstances or unavoidable reasons.  Some owners do have minimum scores for acceptance, but our rental company does not have a set minimum score.  The credit score is just one of many factors that add up to an accepted application, with the final decision being made by the property owner.  An owner, nor the company may make a decision based on any of the factors involving protected classes of people; such as, but not limited to, race, color, gender, sexual orientation, or other protected classes.  Some of the factors that are looked at include, but not limited to, credit scores, payment patterns, outstanding judgements, evictions, criminal records, past rental history, job stability, income, and others.  If you have had previous problems with any of the above, please provide a letter of explanation with your application, as that will help in making a decision about your rental application. 

Q.    Been through a foreclosure?

A:    Again, this is only one factor in making a decision about a persons application.  If you have had a foreclosure or bankruptcy, please include a letter of explanation with your rental application, as that will help with making a decision about your rental application. 

Q.    Is your landlord in foreclosure?

A:    Although this is a growing trend in recent times, it is rare that a landlord will lose a property in foreclosure.  However, if you have questions about your particular property you rent, you may ask your property manager to investigate for you and they will give you the results from a recent check online.  Generally, if you landlord has a Notice of Default filed against the property, he/she may be in the process of a loan modification and/or refinance, or other resolution and you must continue to pay rent.  In the event we discover there is a Notice of Sale filed against the property we will not proceed with collections of rent unless the owner has provided us with an explanation and demonstrated a resolution.   You may also what to consult with legal counsel in terms of your rights and responsibilities.
