Q. Availability     Is the property still available?

 

A. Please check online at www.rwmRentals.com for daily updates.  (Our office staff may not have updated information, so please check our website, as it is updated daily). 

 

After you have verified that the property you are interested in is still available, please drive by to confirm you are comfortable with the location, access to shopping, public transportation, and schools.  You may also Google the property to obtain this information if you are not able to drive by.

 

After you have verified that the location is suitable for your needs, you must either download an application at www.rwmRentals.com or pick up an application at 1486 W 11th Street, Tracy, CA 95376 or email a request for an application to rentals@GoTracy.com . 

 

Please complete the application and submit as soon as possible.  We will not charge you for the application initially, nor will we run your credit initially, but you must submit your application before we can schedule a showing appointment. 

 

Q. Credit criteria     What are the credit criteria?

 

A.  This varies greatly from owner to owner.  However, your credit score is only one portion of the criteria for approval.  More emphasis is usually placed on prior rental history, employment history, and references.  If you have recently had a bankruptcy or foreclosure, more emphasis will be placed on the way in which you handled your other credit obligations. 

 

Q. How soon should I start looking for a rental before I actually need to move?

 

A. Although there is no definitive answer, a good rule of thumb would be 2-4 weeks before you actually need to move.  In most cases we will not know that a property is coming available prior to (30) days. 

 

Q. Schools     What school district is the property located in?

 

A. Our staff cannot answer this question for you; however, you can go onto our website at www.rwmRentals.com or www.GoTracy.com and locate all local schools for any particular listing by clicking on the photo and then scrolling down to the bottom of the page and clicking on Schools.  If you need more clarification, you can then contact the schools on the list for answers.

 

 

 

 

 

 

Q. Pets     Is the rental unit Pet Friendly?

 

A. Varies greatly from property to property.  If the owner accepts pets (usually an additional deposit is required and certain conditions will apply) you will be able to easily find out by going to www.rwmRentals.com and clicking on the photo of the property you are interested in and look for the words Pet Friendly.  If the description does not indicate Pet Friendly, then you can be sure the owner will not even consider a pet.  Our staff will not be able to give you any more information about pet acceptance other than what is shown on the website.

 

Q.  Pets     What types of pets are acceptable?

 

A. Acceptable pets are generally considered, a mature dog or cat well trained, and not of a breed known to be dangerous or difficult to manage.  Pit Bulls, Rottweiler, and exotics will not be accepted. 

 

Q. Utilities     Are utilities, gardening, or pool service included in the rent?

 

A. Only if indicated on our website at www.rwmRentals.com .  Please check the property you are interested in by clicking on the photo and reading the description.  If any of these services are included, the description will indicate the specific information. 

 

Q. Viewing appointment     When can I see the property?  What are the viewing criteria?  

 

A. After you have verified that the property you are interested in is still available by checking availability at www.rwmRentals.com , please drive by to confirm you are comfortable with the location, access to shopping, public transportation, and schools.  You may also Google the property to obtain this information if you are not able to drive by.

Q. Deposit     Can I pay my deposit in several payments, or pay my deposit after I move in?

 

A. No.

 

Q. Available date     When will the property be available?  When can I move in and take possession?

 

A. You will be able to easily find out by going to www.rwmRentals.com and clicking on the photo of the property you are interested in and look for the words Available Date.

 

Q. Neighborhood     Is the neighborhood safe?  What are the demographics of the neighborhood?

 

A. Our staff cannot answer this question for you.  However, if you go to our website at www.rwmRentals.com , find the property you are interested in, and click on the Community Button. 

 

Q. Location      Is the property close to a freeway, railroad, industrial zone, or farming activity?

 

A. Our staff cannot answer this question for you; however, if you go to our website at www.rwmRentals.com , find the property you are interested in, and click on the Community Button. 

 

Q. Foreclosure     How do I know if the property is going into foreclosure?   Can I be assured that will not happen during tenancy? 

 

A. Our staff cannot answer that question for you; however, before we accept a property to place in our rental inventory we review county records to make sure there is not a foreclosure filing against the property.  Tenant can also check status since this is a matter of public record.

 

Q. Lease Term     Do you have any long term rentals/short term rentals available?

 

A. Our staff cannot answer this question for you.  However, if you go to our website at www.rwmRentals.com , find the property you are interested in, and click on the photo to open the property description.  That will tell you what special terms are available, if any. 

 

Q. Appliances      What appliances are included in the rent?

 

A. Generally, all basic appliances are included unless others are specified in the description of the property.  Go to www.rwmRentals.com , click on the photo of the property you are interested in, and then see the description.  That will tell you what, if any other appliances are included; such as, refrigerator, washer/dryer, etc. 

 

 

 

 

Q. Painting after move-in     Can I paint the inside of the dwelling after I take possession?

 

A. If you wish to paint any room or any item of the dwelling, you must first submit a written request by going online at www.rwmRentals.com , click on Maintenance Request, and then make your request to include a detailed description of the rooms, walls, trim, or other areas to be painted, along with the exact color name, finish, and brand, as well as who will be painting.  If you plan to paint yourself, please include your experience in painting.  If the owner agrees, you will be notified in writing. 

 

Q.  Alarms     Does the property have an alarm system?

 

A. Alarm information, as well as all other amenities is included in the description of the property.  Go to www.rwmRentals.com  , click on the photo of the property of interest, and then read the description.  Normally, if there is an alarm pad included, you will need to contact your local monitoring service provider in order to have it connected.  You will be responsible for any cost of connection and maintenance.
